Designed for Inside–Outside Living
River Haven was extensively renovated to blend indoor and outdoor living. The main living level features floor-to-ceiling glass facing the water, an open kitchen flowing into the dining and living areas, and large sliding doors that open onto a wraparound deck. Together, these spaces create a seamless main gathering area that works especially well for large groups using the kitchen, dining area, living room, grill, and deck at the same time.
Cook & Gather
The fully stocked main kitchen includes all the pots, pans, kitchenware, cutlery, glassware, plates, and bowls you will need to prepare and serve large meals for big groups, making it an ideal space for hosting and enjoying time together. For outdoor cooking, a large four-burner gas BBQ griddle with two propane tanks is provided.
The property features 11 bedrooms, 5.5 bathrooms, and 3 kitchens across a Main House and a Guest House, comfortably accommodating up to 32 guests. Sleeping arrangements include beds for 28 guests along with futons for 6, offering plenty of flexibility for large groups, and make it easy to host families, multi-generational gatherings, or groups of friends, with space for everyone to unwind and recharge.

Location & Setting
Located just outside New Braunfels, River Haven is set directly on Lake Placid, a wide, open stretch of the Guadalupe River with only two neighboring homes and no development across the river.
This unique setting, with 150 feet of private waterfront, offers expansive views framed by mature, towering trees and natural surroundings. With light boat traffic and no tubing traffic, this part of the river feels more private, relaxed, and settled. This calm, open atmosphere is truly unique to waterfront properties in this area.
The Backyard
A spacious backyard that's perfect for reunions, celebrations, retreats, and micro weddings. Step outside to enjoy direct water access from a 70 foot illuminated pier, outfitted with seating, umbrellas, two swim ladders, and a large floating swim mat (available weather permitting, March through September), always a guest favorite and especially loved by kids, along with a classic tetherball setup in the yard.

Evenings at The River Haven
High-intensity underwater lights near the pier illuminate the water after dark, creating a popular nighttime viewing spot where guests can see fish swimming below. These lights are visible from the deck and main living areas, often drawing guests down to the water in the evening to watch the activity below the surface.
For guests who enjoy fishing, the lights create an especially appealing nighttime setup, while for others, simply sitting on the pier and watching the illuminated water and fish below has become a family favorite.
At night, River Haven takes on an entirely different atmosphere. Layered outdoor lighting throughout the yard, trees, deck, fire pit, and pier creates a warm, inviting setting that many guests describe as feeling resort-like. Rather than harsh overhead lighting, the property uses indirect, ambient lighting that makes it easy to see while still enjoying the view of the water and surrounding landscape. Many guests say evenings are when River Haven truly comes to life.
Evenings are best spent around the large circular fire pit, glowing under café lighting and surrounded by ample seating. Firewood is provided for one fire per group, and you are welcome to bring more if desired. Don’t forget the s’mores !
