House Rules

  • Indoor smoking is not permitted. Smoking is allowed outdoors.

  • The 70′ pier is intended for fishing, swimming, and enjoying the water. It may be used briefly for loading or unloading guests, but it is not intended for tying up or leaving boats or personal watercraft unattended.

  • The large floating swim mat is available seasonally March through September. (Weather permitting)

  • No parking in the grass. Please only park in the dedicated driveways and the overflow parking area. Our sprinkler systems thank you!

Items Not Allowed:

  • Slip n Slides/Water Slides

  • Inflatable Pools or Bounce Houses

  • Tents

  • Water Balloons

  • Confetti / Confetti Eggs

  • Loose Glitter

  • We ask that you do NOT drive any vehicle of any kind in the back yard.

Events & Gatherings Guidelines

  • River Haven is a private vacation rental, not a professional event venue.

  • At all times, the total number of people on the property must remain within our maximum occupancy of 32, including visitors.Children age five and under, as well as vendors providing services, are not included in this total.

  • Events are allowed within the stated maximum occupancy at no additional cost.

  • Guests are responsible for providing their own event furniture and for completing setup and teardown within standard arrival and departure times.

  • Please use weights to anchor down any items such rental event tents or yard games as to avoid breaking a sprinkler system line. We appreciate your understanding!

  • No extra-person fees — the nightly rate includes up to the full maximum occupancy.

  • No additional charges for approved special requests — guests are welcome to contact us in advance to discuss requests, and any approved arrangements are honored at no extra cost.

Bookings Policies

  • A 30% deposit is due at booking. The remaining 70% is due 90 days before arrival.

  • For reservations booked within 90 days of arrival, full payment is required

  • Primary Guest must be at least 26 years of age to book

  • Primary Guest will need to sign a standard rental agreement following your booking.

  • Government issued ID is required as part of our guest-agreement process.

    *both requirements are standard policy for regular hotels

Taxes & Fees

- $675.00 Cleaning Fee

- 15% Lodge Tax (City, State & County)

- No Damage Deposit Required.

Pet Policy

We allow up to 2 non aggressive Dogs.

• There is no Pet Deposit required but we do ask that you please let us know if you are bringing any beforehand.

Terms:

• When no one is in the home the dogs) must be crated and not loose in the house or left alone in a bedroom without being crated.

• All dogs must be up to date on their shots and have no fleas.

•Dogs are not allowed on any of the homes furniture or bedding. Homes bedding and pillows are not to be used a doggie bed.

• The homes dishes are not to be used as food or water bowls.

• Please clean up any accidents they may have inside the home and note the before departure check list when leaving so the crew can make sure to thoroughly sanitize the area.

• Any droppings in the yard must be picked up and thrown away.

• Please be aware of your dogs whereabouts when not on a leash in the yard and that neighboring guests are not bothered or harmed by your dogs). Any pet related injuries caused by your pet to a guest either in your group, a neighboring group, or any person(s) not staying at our rental will be your responsibility to cover all medical fees should they require medical attention and all legal fee's should they choose to seek any type of legal compensation for their injuries.

Check-In: 4pm

Check-Out: 11am

**Check-in and Check-out are unavailable on Saturdays.

Notice: Check in/out times are firm. Early Arrivals/Later Departures requests are not guaranteed. We ask that you please contact us a week prior to your arrival to confirm as it depends on the home's availability and or the condition the previous group left the home in. We appreciate your understanding.

Parking

Between the main house horseshoe driveway and the Guest House driveway, guests have comfortably fit 12+ vehicles, depending on size.

Directly across from River Haven is a large overflow parking area that makes arriving with boats, jet skis, or trailers much easier. This setup allows guests to pull in and out without needing to back trailers down the street or rearrange vehicles in the driveway. It helps avoid the “musical chairs” parking situation common at many waterfront homes and makes launching and retrieving watercraft far less stressful. 

The overflow area can also accommodate RV parking if needed; however, there are no RV hookups available on the property.
